Gross one-bedroom annual yield in Dublin Q2 2023, by area
During the second quarter of 2023, Dublin 17 emerged as the top-performing area in Dublin in terms of the gross annual yield for one-bedroom apartments. The gross annual yield for Dublin 17 was at 11.6 percent, while Dublin 10 had the second-highest annual yield at just over 11 percent. Meanwhile, Dublin 22 and 24 jointly occupied the third spot with a yield of more than 10 percent.
In contrast, Dublin 6, recorded the lowest yield among all areas, standing at 5.5 percent. Other areas such as Dublin 4, Dublin 2, South County Dublin, Dublin 3, Dublin 14 and Dublin 16 also reported relatively lower gross annual yields, ranging from five to seven percent. Overall, areas higher rents and more competitive markets observed lower yields.
